Hey, it's Darin Germyn from Macdonald Realty. And you're here because you likely got our postcard in the mail. And you are super curious as to what happened with the sale of our one bedroom unit at the Edge. And the good news is I'm going to tell you all about it. So our client came to us with a problem, and the problem they were experiencing is they had a unit at your building where they wanted to take advantage of the ultra productive real estate market.
Now they wanted to make sure that we absolutely maximize the sale price of it. But their biggest challenge was that the home is actually tenanted. So here's what we did to help them. We know that selling a tenanted property can be really difficult at times, and although the tenants can be really great to deal with many times, sometimes that's not always the case. So what our job is to make sure that we make it as easy and as less amount of friction as possible for the tenants to help get their cooperation.
This means having very scheduled times to show the unit. This means making sure they are absolutely comfortable in what their future looks like and where they might live. And this also means treating them really fairly and like people because they deserve to know what's going on with their home. After working really hard to get the tenants on board and get their cooperation to make sure the home is clean and we can do everything we could to absolutely maximize the exposure and the accessibility of the unit. It was time to go for sale.
We held multiple opportunities to get people in there because not everybody can always come during an open house on the weekend. Some people work different shifts. So along with the tenants, we had the opportunity for people to get in there during different times to absolutely make sure that everybody that wanted to see the unit could. Through the scheduled showing times. We knew that the unit would be clean, available and ready to impress buyers. When the time came to take offers on the property, you probably know that the market is busy.
So when the time came to present offers on the property, we wanted to make sure that we were doing our part for our sellers, not only making sure that we are maximizing price, but it was our job to try and set some records in your building as well. And that's exactly what we did. Well, I can't tell you the final sale price. What I can tell you is what the general results were, and we were able to sell this unit for tens of thousands of dollars higher than the most recent sale not very long ago.
This means that not only were our services completely paid for by the additional amount of money we help negotiate for our clients, but they are walking away with a record setting sale price in this building, one that is going to be incredibly difficult for others to match.
So the great news is we brought property values up in your building, and we'd love to do it again. From our marketing efforts, we met tons of people interested in buying this listing, and we still got their contact information. For those of you who don't know, an off market deal is one where you maybe don't go through the whole hullabaloo of going onto the market and having oodles and oodles of buyers come through your home.
But the question that you might have is how do we make sure that we get the most amount of money for your property?
Plus, we also need to make sure it's fair for you, the seller. So here's what we do. You hire a third party appraisal company to come in and check out your home and to give you a value. Now, we don't want you to spend any money on this. So once we have that value and you know that you can trust that number from this third party arms length appraiser of your choice, you let us know that number from there.
We present that number to our buyer, and if everybody is in agreement on the sale price of the unit, we'll go ahead and we'll structure a deal. This way, you get to avoid all of the craziness and being put out of going onto the market while still getting the most sale price for your home. And because of doing it this way, we're able to both offer you a lower Commission to sell your home. But also, we'll refund you the money for your appraisal.
Just like you all about how to sell your home in a crazy market, but also to not end up homeless and protect yourself. So you know that you have a home to move into on the other side.
