317 16398 64th AVE | The Ridge at Bose Farms condo complex- What happened in the sale?

Hey, it's Darin Germyn here from the Germyn group. And you're watching this video because we just sold a unit in your building, and you're probably curious as to what happened and how everything played out. So if that's what you're looking for, you're definitely in the right spot. So our client has had a problem, and what her problem was that she knew the market was busy, but she really wanted to make sure she took full advantage of how busy the market actually is and really needed to absolutely maximize the sale price of her home.

There was no getting just a decent offer for this one. We really had to make it shine and make sure that the offer was out of this world. So that was kind of the challenge that we were tasked with. What was great is we were able to provide solutions that were a little outside of the normal of what many Realtors might do when selling a unit. Some of this involved digitally editing the photos to make sure that the view of that beautiful West Cascade was absolutely stunning,

to really hook people into buying the home. Another one was to make sure that we had a really great three dimensional model of the home available for buyers all over British Columbia, Canada, and the world to check this place out online just in case they weren't able to make it either over the openings we had for showings or generally they didn't live in the area. It was important that this house was available for everybody. We had to make sure anybody looking, whether they were an investor or somebody just looking for their family to move into this place, that they had the opportunity to not only see it, get incredible information on it, but also make an offer.

The results that we had were, in one word, outstanding.

We had offers on the properties and what our job was was to really maximize any of those offers to the upper limits and make sure that we got the absolute most for our client. Now, I know you'd love to know the price of this unit, and you're certainly welcome to email me. I'm not going to put it on this video, but what I will tell you is for this unit that was not renovated like some of the other recent sales in your complex. We broke a record for all of the sales ever in your complex, the Ridge at Bose farms.

So we have just brought up property values in your complex.

You're welcome. So not only is our seller incredibly thrilled about the results, but your new neighbor gets to move in early in the new year. They seem like a great family, and we hope that you welcome them with open arms to your wonderful community. Now, from the marketing that we had with this property, we obviously got incredible results. So if you're considering selling your home and you want to learn a little bit more about how we did this for this specific client.

We would love to show you that and show you how to do things a little bit differently than some of the Realtors you may have seen in the past. We also have a long list of people we were able to dig up that didn't have Realtors who were also interested in buying this home. So if you're open to doing an off market deal, we can let you know a little bit about that as well. For those of you watching that don't know what an off market deal is.

It's simply doing a deal with a buyer and not putting your home on the multiple listing service and really avoiding all the commotion that goes along with listing your home for sale.

However, your question or concern would be "Darin, we need to make sure we get the absolute most amount of money for our property." So we've got a solution for you there, too, to ensure that you're being treated fairly and getting the most for your property, we encourage you to go get a third party appraisal from an appraiser of your choice. And once you have that appraisal, and it's an arm's length appraisal, you let us know what that number is, and we'll present that to our buyer. If we're able to put an offer together at the price that's comfortable for you, you've got a deal. And what we will do is because we don't want you to ever be out any money.

We will also refund you the full amount of money for that appraisal, so you never lose anything.
