Thinking of calling White Rock home? Before you pack your bags, here’s what you absolutely need to know to make an informed decision.

1. The Transformation: Massive Development is Coming

White Rock, is on the verge of a huge transformation. At the heart of this change is the Semiahmoo Town Center Plan, a multi-phased redevelopment project that will reshape the area. Picture high-rise and mid-rise buildings, ground-floor commercial spaces, and thousands of new homes.

The first phase alone includes:

  • 554 new residential units across 20- and 12-story towers.
  • 45,000+ square feet of retail and restaurant space.
  • A 10,000-square-foot public art studio.

This bustling development will span from 16th Avenue to 24th Avenue along the 152nd Street corridor, meaning you could be trading serene surroundings for the hum of construction and higher density. If you’re looking for a quiet retreat, choosing your future neighborhood carefully is a must.

2. A Growing, Busier White Rock

Once a quaint beach town, White Rock is evolving into a more urban hub, complete with Metro Vancouver’s signature density. Projections suggest the population will surge from 22,600 today to nearly 30,000 by 2046. Add South Surrey into the mix, and the combined area will need to support over 141,000 residents.

With this growth comes challenges:

  • Increased traffic and density.
  • The demand for more schools, sports fields, and public facilities.
  • Infrastructure strain as development outpaces planning.

If you’re drawn to the charm of White Rock’s small-town vibe, be aware it might soon feel much larger and busier.

3. Is White Rock Dog-Friendly?

Dog owners, this one’s for you: White Rock’s love for furry friends has its limits. While its stunning waterfront and promenades seem ideal for strolls, dog access is heavily restricted.

Key rules include:

  • Promenade access only from October 1 to March 31 (and limited hours in August).
  • No dogs allowed on the pier, ever.
  • Beaches permit only on-leash dogs, as they fall under BC’s Wildlife Act.

Thankfully, White Rock’s proximity to Surrey’s top-notch dog parks provides options just minutes away. If you’re a pet parent, factor this into your decision-making process.
