Best Luxury Condos in White Rock, Which Buildings Actually Deliver?
You would think a $1.3 million condo in White Rock would feel unforgettable. Hotel-level impressive. Thoughtful. Special.
But after touring five of the most talked-about luxury condo buildings in White Rock, the reality was surprising. Most of them did not live up to the price. Many felt the same. Similar layouts. Similar finishes. Similar design decisions. The main difference was the view, and how much extra you paid for it. If you are downsizing or retiring, this matters. One wrong decision at this price point is hard to undo.
Who This Comparison Is For
This guide is for:
Downsizers selling detached homes
- Downsizers selling detached homes
- Retirees relocating to White Rock or South Surrey
- Buyers comparing $1.1M to $1.4M condos
- Anyone who wants true luxury, not marketing language
Reality Check:
At this price, you are not buying square footage alone. You are buying how the space feels and functions every single day.
What Luxury Condos in White Rock Are Supposed to Offer
White Rock has the ingredients for great luxury condo living. Concrete towers. Ocean views. Walkable neighbourhoods. A mature buyer demographic.
The problem is not price. The problem is execution. Many buildings sell the idea of luxury, but fall short once you step inside the unit.
Quick Stat:
Most condos toured were priced between $1.1 million and $1.4 million, with sizes ranging from 1,200 to 1,400 square feet. At those numbers, expectations should be high.
Semiah, Excellent Location, Average Living Experience

Semiah by Marcon (located at 1439 George Street, White Rock) sits near George Street and Johnson Road, right in central White Rock. Walkability is a strong point. Coffee shops, groceries, and daily essentials are close.
Bathrooms were well done. The soaking tub felt premium and thoughtfully placed.
The rest of the unit felt underwhelming. The kitchen included a Wolf cooktop, but cabinetry, storage, and flow did not match the price. The layout felt tight and boxy.
Pro Tip: Luxury is about how a space works, not just which appliances are installed.
Monaco, Better Finishes, Compromised Layouts

Monaco by Solterra (located at 1350 Johnson Rd, White Rock) felt more elevated immediately. Higher ceilings. Darker tones. Bathrooms that looked designed rather than selected from a catalogue.
The rooftop amenities were practical. Fire pits, garden space, a putting green, and a gym that felt usable.
The layouts were the issue. Long and narrow units. Tight bedrooms. Awkward leftover spaces. Many buyers also forget that GST still applies to some units, adding about five percent to the real purchase cost.
Did You Know?: GST can apply even on resale condos if the unit has never been occupied.
Foster Martin, Iconic Exterior, Tight Interiors

Foster Martin by Landmark Premier Properties (located at 1500 Martin St) stands out visually. The wave-style architecture is one of the most recognizable designs in White Rock.
Amenities were impressive. A proper pool. High-end finishes. A polished common area experience.
Inside the units, things felt compressed. Bedrooms were small. Office space felt like an afterthought. Much of the design effort went into the building itself, not daily livability.
Reality Check: A beautiful building does not guarantee a functional home.
Royce, Incredible Outdoor Space, Awkward Floor Plans

Royce by Forge Properties (located at 14855 Thrift Ave, White Rock) felt different immediately because of the site itself.
There is space. Landscaping. Ocean proximity. Large 300 square foot patios that are covered, private, and set up for outdoor living.
Interior finishes were warm and inviting. The challenge was layout. The building shape creates awkward angles and wasted space inside the unit.
Location also matters. Royce is far enough west that most errands still require a car.
The Beverly, The Only One That Fully Delivered

The Beverly by Cressey (located at 1501 Vidal St, White Rock) was the standout.
Built in 2018, it does not look flashy from the street. Inside, it feels nothing like a typical condo.
There is a real foyer. A proper laundry room. Floor-to-ceiling windows. Covered and heated outdoor space that is usable year-round.
Amenities were the strongest of the tour. Concierge service. One of the longest residential lap pools in the area. A rooftop deck that feels closer to a resort than a condo building.
Strong Opinion:
If a luxury condo still feels like a condo, it missed the mark.
Why One Building Stood Above the Rest
After touring five luxury condos in White Rock, only one delivered without compromise. Not because of the view. Not because of branding. Because the space actually lived well. No wasted corners. No awkward layouts. No explanations required. The Beverly was our favourite, by far!
That is the difference between luxury pricing and luxury experience.
What Downsizers and Retirees Moving to White Rock Should Take From This
Luxury condos in White Rock are not all equal. Price alone does not guarantee quality.
Before buying a home in White Rock, ask:
- Does this feel like a home or a hallway?
- Is the outdoor space usable year-round?
- Does the layout make sense without explaining it?
Many buyers are also surprised to find that at similar prices, detached and townhome options in White Rock offer more flexibility.
