How to Evaluate Strata Age Restrictions Before Buying in White Rock in 2026

Picture this: you fall in love with a beautiful oceanview condo in White Rock. The views are stunning, the building is immaculate, and the price is surprisingly reasonable compared to similar all-ages buildings. You make an offer, it’s accepted, and then during your document review you discover the building has a strict 55+ age restriction. You are only 52. Your adult daughter was planning to stay with you for a few months next year. Your spouse is 54. Suddenly, your dream home becomes a legal impossibility.

I’ve seen this scenario play out more times than I’d like to admit in my years working as a REALTOR® in White Rock and South Surrey. Age restricted condos in White Rock offer incredible value, resort-style amenities, and wonderful communities, but only when the restrictions align with your household circumstances today and your realistic plans for the next decade. Before you tour a single 55+ building, you need to understand exactly how these restrictions work and whether they fit your life.

Understanding Age Restriction Models in BC Strata Properties

Age restrictions in BC strata properties aren’t one-size-fits-all. When I’m working with buyers exploring White Rock age restricted condos, the first thing I explain is that there are several different models, each with very different implications for who can actually live in the unit.

The most common model you’ll encounter is the 55+ restriction, where at least one owner or resident must be 55 years or older. Some buildings use a 45+ threshold instead, which opens eligibility to a younger demographic while still maintaining an adult-oriented community. You’ll also see 19+ or adult-only buildings, which simply prohibit children but don’t have an upper age threshold.

It’s important to note. You MAY see age restrictions lower than 55+ in sets of bylaws when researching strata complexes. That said, in 2022 the BC Government changed the rules with Bill 44. Bill 44 rendered all age restrictions under 55 in BC unenforceable.

Here’s what confuses many buyers: BC’s Human Rights Code actually permits age-based housing restrictions, even though age is normally a protected ground for discrimination. The exemption exists specifically to allow communities designed for older adults, recognizing that seniors-oriented housing serves a legitimate social purpose.

White Rock’s Age-Restricted Strata Landscape in 2026

White Rock and South Surrey has not seen significant growth in 55+ strata buildings over the past decade, particularly along the waterfront corridor and in established neighbourhoods close to amenities. The appeal is obvious: these buildings often feature resort-style amenities (pools, fitness centres, workshops, social rooms), strong community connections, and quieter environments than all-ages buildings. The reason for slow growth? Age restricted properties are only available to sell to a smaller pool of buyers. A smaller pool of buyers often means the properties themselves are worth less.

From a market perspective, buying age restricted condo Surrey or White Rock properties typically offers a 10-20% price advantage compared to equivalent all-ages buildings in the same neighbourhood. This pricing gap exists because the age restriction naturally limits your buyer pool when you eventually resell. You’re not just competing with all buyers, you’re competing only with buyers who meet (or will soon meet) the age requirements.

That price advantage can represent real value if the restriction fits your circumstances. But it can also become a liability if your life circumstances change or if you need to sell during a slower market when the already-limited buyer pool shrinks further.

Key Questions to Ask Before Viewing Age-Restricted Properties

Before I book viewings of any age-restricted properties for my buyer clients, I make sure we’ve answered several critical questions. I strongly encourage you to think through these before you fall in love with a property.

Who exactly must meet the age requirement? Is it all owners? Just one owner? All residents including spouses? What about adult children visiting for extended periods? The answer varies by building, and it’s not always clearly stated in listing descriptions.

Are there exemptions for specific situations? Some stratas provide exemptions for live-in caregivers, especially if an owner requires care due to age or disability. Others grandfather in residents who were compliant when they moved in but whose circumstances changed (for example, a previously qualified spouse who passed away, and the surviving owner remarried someone younger).

What documentation does the strata require? Most age-restricted stratas require government-issued ID proving age before approving a purchase or rental. Some require this documentation annually. Some require it only at move-in. Understanding the verification process helps you assess how strictly the building monitors compliance.

How does the restriction apply to guests and temporary occupants? If your adult children visit for a month, does that violate the bylaws? What about a relative recovering from surgery who stays with you for several weeks? Different buildings have different tolerances.

I always tell my clients: if the listing or strata documents don’t clearly answer these questions, we ask them directly before you make an offer. It’s much easier to get clarity up front than to discover a problem after you’ve committed to the purchase.

Reviewing Strata Bylaws and Age Restriction Enforcement

When you make an offer on a strata property in BC, the seller must provide you with a Form B (Information Certificate) and the strata bylaws. This is where age restrictions are formally documented, and it’s where I spend significant time when representing buyers interested in White Rock 55+ strata buildings.

The age restriction language is usually found in the bylaws under occupancy or residency sections. I look for several things when reviewing these documents for clients:

Clarity and specificity. Well-written bylaws clearly state who must meet the age threshold, what percentage of residents must comply, and what exceptions exist. Vague language like “the strata is intended for mature adults” is a red flag because it’s unenforceable and open to interpretation.

Recent bylaw changes. If I see that age restrictions were added or amended recently, I want to understand why. Was there conflict in the building? Did the demographics shift? Recent changes sometimes indicate ongoing disputes about enforcement.

Enforcement history and mechanisms. Some stratas actively enforce age restrictions through regular compliance checks, lease application reviews, and occupancy audits. Others have the bylaw on paper but rarely enforce it. You can often get a sense of enforcement culture by reading council meeting minutes (included in the strata document package) and by asking the strata management company directly.

Inconsistent enforcement is actually a significant risk. If a strata has an age restriction bylaw but hasn’t enforced it consistently, that can create legal complications. Current residents who don’t meet the requirement might be grandfathered, but the strata could suddenly decide to enforce strictly going forward, creating uncertainty about whether future buyers or renters will be approved.

I always recommend that my buyers have a real estate lawyer review strata documents, especially when age restrictions are involved. The few hundred dollars you’ll spend on legal review is insignificant compared to the risk of buying a property you can’t legally occupy or easily resell.
