If peace and quiet top your list, South Surrey and White Rock are perfect fits. Thanks to their locations away from major traffic areas and near the ocean, you’ll enjoy a relaxed atmosphere. While some areas like 152nd Street & 24th Avenue and Grandview are busier, many neighbourhoods offer serenity that’s hard to find elsewhere.

Unfortunately, one downside is how reliant residents are on cars. Public transport options are limited, and many parts of South Surrey aren’t walkable. Commuting to Vancouver or other parts of the Lower Mainland often means dealing with heavy traffic on the bridges and tunnels.

Pro: Great Weather compared to the Lower Mainland

Surprisingly, South Surrey and White Rock have better weather than other areas in the Lower Mainland. Thanks to their proximity to the ocean, they experience milder winters and cooler summers. White Rock, especially, is known for receiving more sunshine than most Metro Vancouver communities.

Living in these areas comes with a price. Real estate in South Surrey and White Rock is significantly more expensive than in nearby communities like Langley or Surrey proper. Detached homes, townhouses, and condos all come with a premium price tag. Be prepared to pay more for the privilege of living in these desirable areas.

If you have a family, South Surrey is an excellent choice for education. The Fraser Institute ranks many South Surrey schools in the top 30 of all of Surrey. Schools like Bayridge Elementary and Semiahmoo Secondary are top-rated, making the area attractive for families with school-aged children.

Con: Limited Amenities in Some Areas

Although South Surrey has grown significantly in terms of shopping and dining, some parts of the community still lack essential services.
