Real Estate Prices: Surrey vs. Langley

When it comes to real estate, Surrey and Langley are often neck-and-neck. However, things have changed over the years, and now both cities present similar home value, with Langley pulling ahead in all categories.

As of October 17, 2024, the average home price in Surrey for detached homes is around $1.5 million, Langley is right there with it—detached homes are $1.65 million.

Surrey started ahead earlier last year, but has now fallen behind with townhomes averaging at $830,000. Not cheap, right? Langley, surprisingly, has now surpassed Surrey—with townhomes now slightly higher at $875,000.

Surrey trailing behind with Condos averaging at $575,000. Langley keeping their foot on the pedal with Condos ahead at $605,000.

While Langley used to be the more affordable option, recent developments have helped Langley exceed Surrey’s real estate market.


Lifestyle & Amenities: City Living or Small Town Charm?

When choosing between Surrey and Langley, lifestyle plays a big role. Surrey is incredibly diverse—offering everything from bustling urban areas to quiet suburban neighbourhoods. It’s also home to over 200 parks, including Crescent Beach and Bear Creek Park. It’s a haven for outdoor lovers.

Surrey also boasts major shopping hubs like Guilford Town Centre and Central City Mall. On top of that, Surrey’s dining scene is expanding with top-tier restaurants and a variety of international cuisines.

On the other hand, Langley is known for its quieter, small-town feel. While it still offers modern conveniences, it’s best known for wineries, Campbell Valley Regional Park, and an equestrian culture. If you’re looking for a slower pace of life, Langley might be the perfect fit.


Transportation & Commute: A Growing Concern

Now, let’s talk about getting around. Surrey wins when it comes to public transportation. With the SkyTrain Expo Line already connecting Surrey to Vancouver, and future plans to extend it further into Langley, Surrey is currently the more connected city. It also has highway access to Vancouver, Richmond, and even the U.S. border, making commuting easier for residents.

Langley will only have one SkyTrain stop by 2030, but it still benefits from Highway 1 access for those who commute by car. While Langley offers a quieter lifestyle, Surrey has far more options for those relying on public transit.


So, Which is Better? Surrey or Langley?
