The new zoning laws allow properties between 3,000 square feet and 1 acre lots to accommodate up to 4 dwellings. This could include duplexes, garden suites, coach houses, and even houseplexes.

The idea is to create more affordable options, but it also means a drastic change in the look and feel of neighborhoods traditionally dominated by single-family homes.

One major focus of the new zoning regulations isย Transit-Oriented Areas (TOAs). These zones are located within 800 meters of a SkyTrain station or 400 meters of a major bus loop. Properties in these areas will be subject to higher density requirements, with minimum building heights ranging from 8 to 20 stories.

While this may benefit people who rely on public transit, it will also alter neighbourhood dynamics, potentially turning quiet streets into high-density urban centres.

Parking Minimums Are Changingโ€”And Not for the Better
