As someone who has lived and worked in Surrey for years, I’ve seen firsthand the areas that just don’t live up to the hype. In this post, I’m going to share the top 3 neighbourhoods in Surrey that you might want to think twice about before moving in.


East Newton: Overcrowded and Underwhelming

East Newton might be central in Surrey, but that doesn’t mean it’s the best place to live. With almost a third of Surrey’s residents calling this area home, it’s incredibly crowded. The property prices here are also lower, but that’s not necessarily a good thing.

The area has a reputation for crime, and while the RCMP has made efforts to improve safety, the stats are still concerning. Plus, with future development plans, expect to live in a construction zone for the foreseeable future.


2. Queen Mary Park: A Mishmash of Poor Planning

Queen Mary Park is a neighborhood where community planning seems to have taken a backseat. You’ll find massive homes next to modest ones, with little regard for consistency or character.

The area also has a heavy industrial presence, which makes for less-than-ideal living conditions. Traffic is a nightmare, and the roads just weren’t built to handle the influx of residents. If you’re looking for a well-planned, diverse community, this probably isn’t it.


Bridgeview: Flood Risks and Rundown Homes

If there’s one area in Surrey that tops the list of places to avoid, it’s Bridgeview. Situated on a floodplain, this neighborhood has a history of flooding that’s hard to ignore. Many of the homes here are sinking, and it’s not uncommon to see wavy rooflines or uneven foundations. The traffic situation is equally dire, with congestion making it difficult to get in and out of the area. While the prices here might be tempting, the risks are too high to overlook.

Surrey is a great city with a lot to offer, but like any large municipality, it has its rough spots. The neighborhoods I’ve mentioned—East Newton, Queen Mary Park, and Bridgeview—are areas where you need to proceed with caution.
