What Does a REALTOR® Actually Do After You Make an Offer in 2026?
If you’re buying a home in White Rock, South Surrey, or anywhere in the Fraser Valley in 2026, you’ve probably wondered what actually happens after you submit an offer. I hear this question constantly from buyers, and I understand why. The period between writing an offer and getting your keys can feel like a black box. You’ve made the biggest financial commitment of your life, emotions are running high, and suddenly you’re waiting. Waiting for a response, waiting for inspections, waiting for lawyers to finish their work.
Here’s what most buyers don’t realize: my job doesn’t wind down after you make an offer. It actually intensifies. The weeks between offer acceptance and possession day involve dozens of moving pieces, tight deadlines, and behind-the-scenes coordination that directly determines whether your purchase closes smoothly or turns into a stressful nightmare. In this post, I want to pull back the curtain and show you exactly what I do during this critical phase of the home buying process in Surrey and White Rock, so you know what to expect when we work together.
Navigating the Negotiation and Acceptance Phase
When you make an offer on a property in the Surrey or White Rock market, I’m not just handing over a piece of paper and hoping for the best. I’m presenting your offer directly to the listing agent (or sometimes to the sellers and their agent together), and this presentation matters more than you might think.
I explain the strength of your position: your financing approval, your flexibility on completion dates, why you’re a serious buyer who will close the deal. If you’re competing against multiple offers, how I frame your offer and build rapport with the other agent can make a real difference, especially in situations where you’re not the highest bidder but you offer better terms or fewer conditions.
Once your offer is submitted, I manage all communication with the listing agent. In 2026, that might mean texts, emails, phone calls, or even video calls, depending on what the situation demands. If the sellers come back with a counteroffer (adjusting price, changing the completion date, or modifying conditions), I walk you through exactly what’s changed and what it means for you financially and practically.
This is where my job as your advocate really begins. I advise you on negotiation strategy without ever pressuring your decision. If I think a counteroffer is reasonable given current market conditions, I’ll tell you. If I think the sellers are overreaching, I’ll tell you that too. But the final call is always yours, and my role is to make sure you have the information and perspective you need to make it confidently.
Coordinating and Overseeing Your Subject Removals
Once we have an accepted offer, the clock starts ticking on your conditions (also called subjects). This is the phase where most buyers feel anxious, and it’s where an experienced REALTOR® earns their commission. In the typical real estate offer process in Surrey BC, you’ll have conditions for financing, home inspection, and often strata document review if you’re buying a condo or townhome. My job is to coordinate all of these moving pieces and keep everything on track within your condition timeline, which is usually between two and seven days depending on what we negotiated.
For the home inspection, I schedule an appointment with a qualified inspector (I can refer you to several I trust if you don’t have one), and I attend the inspection with you whenever possible. I’ve been through hundreds of these, so I can help you distinguish between minor maintenance issues and serious red flags. After the inspection, we review the report together, and I explain what’s normal for a home of that age and type versus what might be a dealbreaker or a legitimate basis for renegotiation.
If the inspection uncovers significant issues (a failing roof, knob-and-tube wiring, foundation problems, plumbing that needs replacement), I negotiate with the seller’s agent on your behalf. Depending on the situation and the market, we might ask for a price reduction, request that specific repairs be completed before possession, or negotiate a cash credit at completion. I’ve handled everything from minor cosmetic fixes to five-figure structural issues, and I know how to approach these conversations in a way that protects your interests while keeping the deal together.
I’m also in regular contact with your mortgage broker and lender during this period to ensure your financing approval is progressing as expected. If any hiccups come up (the lender needs additional documentation, your employment letter needs clarification, the appraisal comes in lower than the purchase price), I work with your broker to address them quickly. I’ve seen deals fall apart because buyers assumed their pre-approval meant everything was automatic. It’s not. Financing conditions require active management, and I stay on top of it so you don’t lose the home over a preventable delay.
If you’re buying a strata property (condo, townhome, or other strata lot), I arrange for you to receive and review the strata documents: the Form B information certificate, financial statements, depreciation report, recent meeting minutes, and bylaws. I go through these documents with you, highlighting anything that should concern you. Is the contingency reserve fund healthy, or is a special levy likely? Are there ongoing disputes or legal actions? What do the bylaws say about pets, parking, rentals, and renovations?
Since November 24, 2022, strata corporations in BC cannot enforce bylaws that restrict or ban long-term rentals, so if you’re planning to rent out your unit in the future, that’s no longer a concern. However, short-term rentals (like Airbnb) are a separate matter. Stratas can still limit or ban short-term rentals (typically defined as less than 90 consecutive days), and many do. If short-term rental income is part of your plan, I make sure we verify what the building’s bylaws allow before you remove your conditions.
If we discover issues during the strata review (underfunded reserves, a major repair project on the horizon, problematic bylaws or restrictions), we discuss your options: negotiate a price adjustment, ask the seller to address specific concerns, or walk away while your condition still protects you.
Managing the Legal and Administrative Process
Once your conditions are removed (or if you made an unconditional offer), the purchase is legally binding. From that point forward, I’m managing the administrative and legal process to make sure everything proceeds correctly toward your completion date.
I connect you with a qualified real estate lawyer or notary (I work with several excellent ones in the White Rock and Surrey area and can refer you if you need one), and I ensure they receive the contract of purchase and sale promptly. Your lawyer or notary handles the legal side: conducting a title search, reviewing the property disclosure statement, preparing the transfer documents, and calculating your final costs including property transfer tax, GST if applicable, and legal fees.
I verify that your deposit has been submitted correctly and is being held in trust as required. I confirm that the title search hasn’t revealed any unexpected liens, judgments, easements, or encroachments that could affect your ownership or use of the property. If any issues do come up (an undisclosed second mortgage, a utility right-of-way that wasn’t disclosed, a judgment against the seller), I work with your lawyer and the other agent to resolve them before completion.
Throughout this period, I’m tracking every contractual deadline and paperwork requirement. Real estate transactions involve multiple parties (you, the seller, two agents, two brokerages, a lawyer or notary on each side, mortgage lenders, insurers, and sometimes strata management companies), and keeping everyone coordinated and on schedule is a critical part of what I do. Miss a deadline or overlook a document, and the deal can be delayed or even collapse. I don’t let that happen.
Final Walkthrough and Pre-Completion Checks
A few days before your completion date, a good practice is to schedule and conduct a final pre-possession walkthrough with you. This is your opportunity to verify that the property is in the condition you expected based on the contract of purchase and sale.
During the walkthrough, we check that any negotiated repairs have been completed as agreed. We confirm that all fixtures, appliances, window coverings, and other chattels included in the sale are present and in working order. We verify that the sellers have removed their belongings and haven’t left garbage or unwanted items behind. We test appliances, run taps, flush toilets, check that doors and windows open and close properly, and look for any new damage that might have occurred since your offer was accepted.
If we discover problems during the final walkthrough (the dishwasher that was supposed to stay is gone, the sellers haven’t finished the railing repair they agreed to, there’s new damage to the hardwood floors), I immediately contact the listing agent and work to resolve the issue before completion. Depending on the severity and the timing, solutions might include delaying possession until the issue is fixed, negotiating a cash holdback through the lawyers, or arranging a completion day credit.
I’ve seen situations where buyers who didn’t do a final walkthrough discovered significant problems after taking possession, and at that point your legal remedies are much more complicated and expensive. The walkthrough is your last chance to ensure everything is as it should be before the sale completes.
Completion Day Coordination and Handover
Completion day is when the legal ownership transfers and you officially become the owner. In BC, this typically happens mid to late afternoon once the lawyer or notary confirms that the funds have been released and the transfer documents have been filed at the land title office.
I’m in contact with the listing agent throughout the day, confirming when completion has occurred and arranging the key handover. In some cases, keys are released through a lockbox or picked up at the listing agent’s office. In others, I meet you at the property to hand over the keys personally and walk you through one more time.
I provide guidance on move-in logistics: when you can take possession (it’s usually after the legal completion has been confirmed, not at a specific time), how to transfer utilities into your name, updating your address with government agencies and service providers, and what to expect in your first days in the home.
If any last-minute issues come up on possession day (the sellers are running late moving out, there’s confusion about included appliances, the garage door opener is missing), I’m available to address them. Completion day can be stressful even when everything goes perfectly, and having someone who knows the process and can solve problems quickly gives you peace of mind when you need it most.
Post-Possession Support and Ongoing Resources
