What Does Your REALTOR® Actually Do Between Listing and Sold?
Most sellers I meet in White Rock and South Surrey assume that once their home hits MLS, my work is essentially done. They picture their REALTOR® sitting back, waiting for the phone to ring, maybe holding an open house or two. Then comes the offer, we sign some papers, and I collect a commission cheque.
If only it were that simple.
The truth is, listing day marks the beginning of the most intensive phase of my work as your listing agent. The weeks between “For Sale” and “Sold” involve daily marketing decisions, constant communication with buyer agents, strategic pricing adjustments, complex negotiations, and meticulous coordination of inspections, lawyers, strata corporations, and sometimes multiple parties all trying to close on the same timeline. This behind-the-scenes work can make a difference of tens of thousands of dollars in your final sale price and determine whether your deal closes smoothly or falls apart three days before completion.
Let me pull back the curtain and show you exactly what I do during those critical weeks, and why experienced representation matters so much in the Surrey and White Rock market in 2026.
Before the Sign Goes Up: Pre-Listing Strategy and Market Positioning
Before your listing goes live, I spend hours on market research and strategic positioning. This isn’t about plugging your address into an automated valuation tool and calling it done.
I build a comprehensive comparative market analysis using recent Fraser Valley Real Estate Board sales data, examining properties similar to yours that have sold in the past 90 days in your specific neighbourhood. But I also analyze what’s currently active and competing directly with your listing, and what’s gone pending but hasn’t closed yet. I calculate absorption rates to understand how quickly homes like yours are moving, and I factor in seasonal trends (the White Rock market behaves very differently in January versus May).
This research informs my pricing recommendation, which is one of the most important decisions we’ll make together. Price too high and we waste the critical first two weeks when buyer interest peaks. Price strategically and we can generate multiple offers and competitive tension.
I also coordinate professional photography, usually scheduling it for optimal lighting and weather conditions. If staging consultation makes sense for your property, I’ll provide recommendations or connect you with professionals I trust. And I carefully time your listing launch to avoid holiday long weekends and to position you advantageously relative to other similar homes hitting the market that week.
When I enter your listing into MLS, I’m thinking about search optimization for the buyers most likely to want your home. Which features matter most to families searching in South Surrey versus downsizers looking in White Rock? How do I highlight the aspects of your property that justify your price point? And I ensure everything complies with the strict data requirements set by the Real Estate Board of Greater Vancouver, because errors can delay your listing or limit its visibility.
Week One: The Marketing Blitz and Showing Coordination
Once your home goes live, I execute a multi-channel marketing strategy designed to put your property in front of every qualified buyer in our market.
Your MLS listing automatically syndicates to Realtor.ca, which is where the vast majority of buyers start their search. But I also ensure it appears correctly on REW.ca (a dominant local real estate site in BC), Zillow and other platforms where buyers might be looking. Each platform has different requirements and formatting, and I optimize your listing for each one.
I run targeted social media advertising aimed at buyer demographics most likely to be interested in your specific property. I send email campaigns to my network of buyer agents who have clients actively searching in your price range and location. And for certain properties in the South Surrey market, traditional print marketing through local publications still reaches an important demographic of buyers.
During that first week, I’m managing showing requests constantly. I coordinate scheduling with you to minimize disruption to your life while maximizing buyer access during peak viewing times. I set up secure access whether that’s a lockbox system, appointment-based showings, or tenant coordination if your property is occupied by renters. After every showing, I follow up with the buyer’s agent to collect feedback. What did their client love? What concerned them? Are they considering an offer? This real-time intelligence helps me understand how the market is responding to your property.
If an open house makes strategic sense for your property, I plan and execute it professionally. This includes outreach to neighbours (who often know someone looking to move into the area), directional signage throughout the neighbourhood, and systematic visitor tracking so I can follow up with serious prospects.
Monitoring Market Response and Making Strategic Adjustments
After that first week, I’m analyzing performance data daily. How many views is your listing getting on MLS compared to similar active properties? How many showing requests are we receiving? What does the feedback tell me about how buyers perceive your pricing and condition?
This is where my experience in the White Rock and South Surrey market becomes invaluable. I can distinguish between feedback that signals a genuine market issue versus a single buyer’s personal preferences. If showing volume is strong but we’re not seeing offers, that tells me something different than if we’re getting very few showings at all.
When the data indicates an adjustment is needed, I present you with evidence-based recommendations. I don’t just suggest dropping the price because “it’s been two weeks.” I show you exactly how your competition has performed, what’s sold in the past week, and what specific positioning change I believe will generate offers.
Sometimes the solution isn’t price at all. Maybe early spring photos didn’t capture your garden properly and now that summer has arrived, updated images will showcase your outdoor space better. Maybe my listing description didn’t emphasize a feature that multiple buyers have mentioned loving. Maybe we need to expand our marketing reach beyond South Surrey to target buyers relocating from other parts of Greater Vancouver who don’t know the area well yet.
Negotiating Offers and Protecting Your Interests
When offers start arriving, my job shifts to analysis and negotiation, and this is where realtor duties from listing to sold become critically important.
I review every offer in detail with you. Yes, price matters, but it’s not the only factor. I examine the deposit amount (which signals buyer commitment), subject conditions (particularly financing and inspection, and for condos or townhomes, strata document review), completion date (especially critical if you’re coordinating a purchase of your next home), and all inclusion and exclusion items.
In multiple-offer scenarios, I manage the process carefully within the strict rules that govern how realtors must handle competing offers in BC. I cannot create a false sense of competition or disclose one offer’s terms to another buyer without written permission, but I can strategically communicate that multiple parties are interested and give everyone a fair opportunity to put their best offer forward.
During negotiations, I’m advising you on which terms matter most beyond just the dollar figure. A buyer offering $25,000 less but with no subjects and a flexible completion date might actually be the stronger offer compared to a higher price with extended subject periods and a fixed closing that doesn’t align with your plans. This is particularly relevant for sellers in White Rock and South Surrey who are also buying their next home, because timeline coordination can make or break your transition.
I ensure every contract complies with BC real estate law, contains the correct legal property description, and documents every agreed term before you accept anything. Mistakes here can lead to legal disputes or failed completions.
From Accepted Offer to Subject Removal: The Critical Two Weeks
Once you’ve accepted an offer, most sellers think the hard work is done. In reality, I’m now managing one of the most delicate phases of the entire transaction.
I coordinate access for the buyer’s home inspector, typically within the first week of the subject period. If the inspection report raises concerns, I help you interpret the findings (some inspection reports make everything sound dire even when it’s normal wear and tear), and I facilitate communication between your side and the buyer’s agent to address legitimate issues. Sometimes this means arranging contractor quotes for negotiated repairs. Sometimes it means providing documentation that the concern has already been addressed or isn’t actually a defect.
For condos and townhomes, I ensure the strata corporation provides all required documents to the buyer’s lawyer or notary within the timelines required under the Strata Property Act. This includes the Form B (which shows strata fees, move-in/move-out restrictions, and confirms any special levies), current bylaws, recent meeting minutes, the depreciation report, and financial statements. Missing or delayed documents can derail a sale, so I stay on top of the strata management company to ensure everything flows smoothly.
Keep in mind that since November 24, 2022, BC strata corporations can no longer enforce bylaws restricting or banning long-term rentals, so rental restrictions and caps are void. However, stratas can still limit or ban short-term rentals (defined as accommodation provided for less than 90 consecutive days) with a 3/4 vote, and can fine up to $1,000 per day for violations. If age restrictions exist, the only enforceable bylaw in BC is 55 and older, with exemptions for spouses, adult children in certain circumstances, children under 19, and live-in caregivers. These rules matter for buyers reviewing strata documents, but they rarely become deal-breakers in my experience.
If the buyer’s financing hits a snag or inspection negotiations stall, I’m advising you on whether to make concessions, stand firm on your position, or start preparing backup strategies including reaching out to other parties who expressed interest initially.
Subject removal day is when we can finally exhale. Once subjects are removed, the deal is firm (barring extremely rare circumstances), and we move toward closing.
Closing Coordination: The Final Month of Details
The weeks between subject removal and completion involve constant coordination to ensure nothing falls through the cracks.
I provide the executed contract and all required documents to your lawyer or notary. I ensure property disclosure statements, title information, property tax details, and any other required documentation reaches everyone who needs it. If you have a mortgage to discharge, I confirm your lender has received notice and will provide the payout statement to your lawyer in time for closing.
For strata properties, we help you arrange elevator booking for your moving day, and ensure move-out fees are paid.
I stay in communication with the buyer’s agent to confirm their financing has funded, their lawyer has everything needed, and we’re on track for the completion date. I remind you about timing for final utility readings, property insurance cancellation (effective the day after completion), and forwarding address setup.
On completion day, I confirm with your lawyer that the sale has completed and funds have transferred. Then, and only then, do I hand over keys to the buyer and remove my sign from your former property.
Understanding Service and Value
When you’re choosing a listing agent in Surrey, White Rock, or anywhere in the Fraser Valley, you’re not just comparing commission rates. You’re evaluating who will execute this entire complex process most effectively on your behalf.
The difference between an agent who does the minimum and one who actively manages every detail of this process can easily amount to tens of thousands of dollars in your pocket and the difference between a smooth closing and a stressful disaster.
