Money is moving behind the scenes, legal work is happening, and you’re wondering: what exactly is going on, and what should I be doing?
In my years helping buyers navigate the White Rock real estate closing process, I’ve found that this period feels uncertain mainly because buyers don’t know what’s happening behind the curtain. So let me walk you through the complete timeline from subjects removed to possession day, what’s happening at each stage, and exactly what you need to do to ensure a smooth closing.
What “Subjects Removed” Actually Means in BC Real Estate
When you first wrote an offer on your White Rock home, it likely included conditions (we call them “subjects” in BC). Common subjects include financing approval, home inspection, and for condos or townhomes, review of strata documents including the Form B, financial statements, minutes, and depreciation report if available.
During the subject period, which typically runs 5 to 10 days in the White Rock and South Surrey market in 2026, you’re working to satisfy those conditions. Once you formally remove subjects in writing, the contract becomes firm and binding for both you and the seller. This is the point of no return. You’re legally committed to complete the purchase, and the seller is legally committed to sell to you at the agreed price.
This date matters more than acceptance in many ways. From the seller’s perspective, the property was still “for sale” during the subject period because you could walk away. Once subjects are removed, they take the listing off the market and begin preparing to move. From your perspective as the buyer, this is when the countdown to possession truly begins, and when certain deadlines become critical.

The moment subjects are removed, several things happen simultaneously and typically much closer to the completion date, most of which I coordinate on your behalf.
Your lawyer or notary, who you should have retained early in the process (ideally before you even wrote the offer), begins the detailed legal work. They conduct a thorough title search to confirm the seller actually owns the property and that there are no unexpected liens, judgments, or encumbrances registered against the title. They review the property disclosure statement and the contract of purchase and sale in detail.
If you’re buying a strata property (condo, townhome, or other strata lot), your lawyer or notary may review the strata documents you obtained during the subject period. They’re looking for any red flags in the in the form B, as well as, you would want to understand any financial implications that are the responsibility of either the sellers or yourself as the buyer.
Your lender also kicks into high gear after subject removal. They finalize your mortgage instructions and send them to your lawyer or notary. If an appraisal was required, they confirm it came in at or above the purchase price. They verify that nothing has changed with your employment, income, or credit since your pre-approval. This is critical: do not make any major purchases, change jobs, or apply for new credit between subject removal and possession day. I’ve seen deals nearly fall apart because a buyer financed a new vehicle during this period without telling their lender.
Your initial deposit, which was held in trust by the brokerage, is now forwarded to your lawyer or notary’s trust account, where it will be applied to your down payment on possession day.
What You Need to Do Between Removal and Possession
While I’m managing much of the transaction behind the scenes, you have several important tasks during this period.
Arrange home insurance. You must have home insurance in place effective on possession day. Most lenders require proof of insurance before they’ll release mortgage funds, and you absolutely should not take possession of a property worth hundreds of thousands or millions of dollars without coverage. Contact an insurance broker early (even during your subject period), get quotes, and have the policy ready to activate. For strata properties, you need coverage for your contents and betterments, plus liability. For houses, you need full property insurance. Your insurance broker will guide you through exactly what coverage you need.
Coordinate your move. Book movers well in advance if you’re using a moving company. In White Rock and South Surrey, particularly during the busy spring and summer months, good movers book up quickly. If you’re moving yourself, arrange for a truck, recruit help, and start packing early.
Set up utilities and services. Contact BC Hydro, Fortis (for gas if applicable), internet and cable providers, and any other utilities to schedule connection or transfer for possession day. Many buyers overlook this and end up in a new home without power or internet for several days.
Update your address. Notify the post office, your bank, your employer, CRA, ICBC for your driver’s license and vehicle registration, and anyone else who needs your new address. The sooner you start this process, the less mail you’ll miss.
Review your Statement of Adjustments. A few days before possession, your lawyer or notary will send you a Statement of Adjustments. What I Handle During This Period as Your REALTOR®
While you’re arranging insurance and coordinating your move, I’m working behind the scenes to ensure the transaction stays on track.
I stay in regular contact with the seller’s agent to confirm everything is proceeding smoothly. I verify that any repairs or work the seller agreed to complete are being done properly and on schedule. If the contract included specific chattels (items like window coverings, appliances, or light fixtures), I confirm these will remain with the property.
If you requested access to the property for measurements, contractors, or a second look, I coordinate those visits with the listing agent and ensure the seller is aware and agreeable. Access after subject removal is technically at the seller’s discretion since they still occupy the property, but most sellers are cooperative, especially for reasonable requests.

The Days Leading Up to Possession: Your Final Walk-Through Checklist
Typically 24 to 48 hours before possession day, consider arranging a final walk-through of the property. This is your last opportunity to verify that everything is as it should be before you complete the purchase.
During the walk-through, we’re checking several key things. First, that all chattels and fixtures included in the purchase are still present and in the same condition as when you wrote your offer. The dishwasher, all light fixtures listed on the Property Disclosure Statement, the window coverings, any storage shed or playhouse included in the contract. All of these should still be there.
Second, we’re verifying that any items the seller excluded (they may have wanted to keep a special chandelier or built-in shelving, for example) have indeed been removed cleanly, without damage to the property.
Third, if the seller agreed to complete any repairs based on your home inspection, this is when we confirm that work was done properly. I recommend bringing your home inspector’s report and checking each item specifically.
Fourth, we’re ensuring the property is being left in broom-clean condition as required by the contract. The seller should be mostly or completely moved out (depending on timing), and the home should be reasonably clean, not damaged, with no garbage or unwanted items left behind.
If we discover any issues during the walk-through, we need to address them immediately. Depending on the severity, options include having the seller correct the problem before possession, negotiating a credit or holdback through the lawyers, or in extreme cases (which are rare), potentially delaying possession. I document everything with photos and communicate with the listing agent and lawyers as needed.
Most walk-throughs go smoothly, and this step is optional. That said, I’ve seen situations where appliances disappeared, where sellers left basements full of junk, or where agreed-upon repairs weren’t completed. Catching these issues before possession gives you leverage to resolve them. After you take possession and the seller has their money, your options become much more limited and expensive.
Possession Day in White Rock: Timeline and What to Expect
Possession day itself follows a specific sequence, and understanding the subjects removed real estate meaning and what follows helps manage your expectations.
The contract of purchase and sale specifies a possession time, typically noon, 2 p.m., or 4 p.m. in the White Rock and South Surrey area. This is the time by which the seller must be fully moved out and you legally take possession. It’s not necessarily when you get your keys, though often it’s close.
Here’s what’s happening behind the scenes on possession day. Your lawyer or notary has received your down payment funds (remember that Statement of Adjustments). Your lender has sent the mortgage funds to your lawyer or notary. The seller’s lawyer or notary has prepared all the transfer documents.
The lawyers exchange documents and funds, typically electronically through the Land Title Office system. Your lawyer or notary registers you as the new owner on title. Once registration is complete and funds have transferred to the seller’s lawyer, your lawyer or notary confirms to me that the transaction has completed. Only then do we proceed to key handover.
Key pickup varies depending on what we arranged with the listing agent. Sometimes you pick up keys from the listing brokerage office. Sometimes there’s a lockbox at the property that I’ll give you the code for once completion is confirmed. Occasionally, if timing and circumstances allow, the seller leaves keys inside the property in a predetermined location, and I meet you there for your first entry as the owner.
You own the property once it’s registered in your name, which happens on completion day when the transaction completes at the Land Title Office. However, you should not enter the property or begin moving in until we have confirmed completion and you have the keys. This can sometimes be the same day, but in more often cases, it’s at least one day or more after the completion date. This date is called the possession date. Entering before possession, even if you could access the property, could create legal complications.
In terms of possession day White Rock logistics, I recommend taking the day off work if possible. While much of the waiting happens behind the scenes, completion time can vary. Most transactions complete in the early afternoon, but I’ve seen delays push into late afternoon or early evening, particularly on busy days (like month-end when many transactions close simultaneously).
