Where to Live in White Rock BC in 2025: Best Areas Ranked

Thinking about moving to White Rock or South Surrey?
Let me stop you before you make a $200,000 mistake.

Not every neighborhood in White Rock is the same—despite what you might think. Sure, they all share ocean air and postcard-worthy views, but where you choose to live here matters more than you think.

Some areas are walkable, community-driven gems. Others? They’ll leave you car-bound, frustrated, and regretting the decision entirely.

As someone who’s sold real estate here since 2007—and moved my own family back in 2020—here’s where I’d live, where I’d think twice, and what prices you’re looking at in 2025.

🏡 Top 3 Neighborhoods in White Rock & South Surrey (Ranked)

1. Upper Hillside (White Rock) – Best Views Without Breaking the Bank

Upper Hillside is hands down my top choice.
Why? You get the ocean views—without the inflated price tag.

This neighborhood is incredibly walkable, close to Five Corners, Johnston Road, and Semiahmoo Town Centre. Plus, it’s peaceful. Less traffic. Fewer crowds. More livable.

Current Benchmark Prices: (As of May 31, 2025)

  • Detached home: $1,925,000
  • Townhome: $973,000
  • Condo: $613,000

If you’re after a solid balance of affordability, views, and convenience, this is the spot.

2. Grandview (South Surrey) – For Shoppers, Commuters & Families

Grandview is newer, master-planned, and built around walkability. The shops at Morgan Crossing give you everything from big-box chains to boutique finds, and the dining options? Next-level.

Plus, it’s on the edge of South Surrey, making it super easy to hop on the highway and hit Langley or Cloverdale fast.

Current Benchmark Prices: (As of May 31, 2025)

  • Detached home: $2,070,000
  • Townhome: $975,000
  • Condo: $663,000

This area’s popular for good reason—it just works for modern life.

3. Ocean Park – A Hidden Gem for Families and Nature Lovers

Ocean Park is old-school charm. Bigger lots. Mature trees. A tight-knit feel. You’ll find charming older homes and a growing number of tasteful new builds.

The Ocean Park Shopping Centre gives you all the day-to-day essentials, and you’re minutes from Crescent Beach, White Rock Beach, and top-tier schools.

Prices at a glance: (As of May 31, 2025)

  • Detached home: $1,938,000
  • Townhome: $975,000
  • Condo: $493,000 (older buildings, fewer options)

If you want quiet, nature, and community—this is your vibe.

🚫 The Area I’d Avoid: “North King George” (aka Not Your Best Bet)

This area isn’t dangerous—it’s just underwhelming compared to the rest. You’re boxed in by major roads (Highway 99, King George Blvd, and 152nd), which means noise, traffic, and air pollution.

It lacks amenities, walkability, and a defined identity. It’s not bad… it’s just not where you want to invest if you have better options (and you do).
